Inventory Is Climbing Fast...But Not Everywhere

Buyers, keep your eyes on the dark green!

A new map from ResiClub highlights the one-year change in active housing inventory between May 2024 and May 2025, and the story it tells is eye-opening. States shaded in dark green saw the biggest jumps in homes for sale. That includes Nevada (up 58%), Colorado (up 51%), Utah (up 40%), and the Carolinas (North Carolina up 57%, South Carolina up 50%).

If you're buying in these areas, you’ve got far more options than buyers had just a year ago. More inventory means more leverage for buyers. When housing supply climbs this fast, sellers often need to adjust, dropping their price, covering repairs, or offering to pay closing costs to attract buyers. Some are listing because of rising insurance premiums, tighter monthly budgets, or life changes. Meanwhile, builders are delivering a wave of new homes across many of these fast-growing states and offering incentives.

If mortgage rates dip later this year, it’s likely these same dark green states will be the first to see real deals (hint...I'm seeing real deals currently). Other markets with only slight inventory bumps may stay tight, with less flexibility and higher prices.
