Master-Planned Communities Are Booming—and Why The Villages Stands Out

by Nicole Strom 01/08/2025

Master-planned communities (MPCs) are surging in popularity, offering homebuyers a unique blend of convenience, amenities, and a strong sense of community. Among them, The Villages in Florida stands as the fastest-growing and largest MPC in the U.S. Its evolution from a humble trailer park in the 1970s to a sprawling 55+ community spanning 57 square miles is nothing short of remarkable.

Why Are MPCs So Popular?

Homebuyers are increasingly drawn to the “all-in-one” lifestyle these communities offer. From grocery stores and restaurants to golf courses, fitness centers, and hiking trails, MPCs provide nearly everything residents need within a short drive or even walking distance.

This convenience, coupled with the opportunity to connect with like-minded neighbors, makes MPCs particularly appealing. Amenities often exceed expectations, with offerings like resort-style pools, lazy rivers, and even crystal lagoons—as seen in Sunterra, Houston’s fourth-ranked MPC.

The Villages: Florida’s Masterpiece

The Villages stands out as a hallmark of this trend. Dubbed “Florida’s Friendliest City,” it continues to grow rapidly, attracting retirees looking for a fulfilling lifestyle. Residents often highlight the community’s strong sense of camaraderie, wide-ranging activities, and unparalleled amenities.

A few of my recent clients from Colorado Springs made the move to The Villages, and they couldn’t be happier with their decision. They’ve shared how much they love their new lifestyle, from the vibrant social scene to the ease of accessing everyday conveniences.

A Resilient Market

Despite challenges like rising mortgage rates and limited land availability, MPC sales have remained resilient. Builders have adapted with attractive incentives, such as rate locks, closing cost assistance, and discounts on upgrades, making it an appealing option even in a fluctuating housing market.

In 2024 alone, MPCs saw 35,000 home sales, with Florida taking six of the top 10 spots in sales. The Sunshine State remains a hotspot for MPCs, particularly in metro areas like Tampa, Orlando, and Sarasota.

The Future of MPCs

As demand grows, MPCs are expanding their appeal to diverse demographics. While traditionally favored by retirees, these communities now attract first-time buyers, families, and even renters, thanks to their focus on health, wellness, and sustainability.

Rental-focused MPCs are emerging as a future trend, providing developers with new ways to meet housing demand. With their diverse living options and focus on community, MPCs are here to stay.
