Downtown Colorado Springs Growth in 2025 Shows Strong Momentum Across Housing, Business, and Tourism

Downtown Colorado Springs continues to show strong momentum, according to a new 2025 report highlighted by The Gazette. The latest data points to meaningful gains in downtown living, business activity, visitor traffic, and investment, offering an encouraging look at how the city’s core continues to evolve.

One of the most notable findings is the growth in the downtown residential population. The number of people living downtown increased from 2,574 in 2024 to 4,860 in 2025. That is a major jump in just one year and reflects years of planning, investment, and new multifamily development coming online. Four new multifamily projects added 712 units last year alone, and an additional 1,500 units are reportedly in the pipeline.

Visitor activity also continued to rise. The report found that annual visitation to downtown increased 16% last year, reaching 18.8 million visits. Non-resident visits reached 15.5 million, while out-of-market visits increased to 13.7 million. These numbers suggest that downtown Colorado Springs remains an important destination for both locals and visitors. Hotel occupancy also hit a new high, with an average occupancy rate of 67% in 2025 and nearly 274,000 occupied room nights.

Business activity is another positive signal. Thirty-seven new businesses opened downtown in 2025, including 20 food, beverage, and entertainment venues. Although some businesses closed and retail vacancy increased, the overall trend still points to ongoing interest and activity in the downtown market. Total sales downtown reached approximately $503.6 million in 2025, up 6.7% from the previous year. Some of the strongest gains came from hard retail, soft retail, and bars and restaurants.

The report also highlights long-term investment in the area. Downtown has seen $2.66 billion in investment since 2013, with another $190.2 million added since 2024. Major venues such as Weidner Field, Ed Robson Arena, and the U.S. Olympic & Paralympic Museum helped bring more than 530,000 visits downtown. Downtown also hosted 786 arts, culture, and leisure events, which accounted for more than a third of all such events citywide.

Taken together, these numbers paint a picture of a downtown area that continues to attract residents, visitors, businesses, and investment. Like any urban core, downtown Colorado Springs still faces challenges, including vacancies, parking concerns, and homelessness. Even so, the 2025 data shows that the area remains active, relevant, and central to the broader Colorado Springs community.
