Last November, I shared my expectation that 2025 would likely finish around +0.2%, essentially flat after the highs of 2020–2022 and the cool-down in 2023–2024. I didn’t anticipate we’d slide into negative territory. Based on the current trajectory, I now believe we could end the year with negative growth between -0.6% and -0.7%. I hope I’m wrong, truly, but it’s important to plan with the best data we have today.

 

What this means for sellers

 

  • Strategy matters more than ever. Pricing to today’s market, preparing the home thoroughly, and launching with strong marketing remains the best way to protect equity.
  • Concessions can be tools. Thoughtful concessions (rate buydowns, closing cost credits) can widen the buyer pool and shorten time on market.

 

What this means for buyers

 

  • Opportunity in softness. Slight price pressure may open doors on price, concessions, or rate buydowns.
  • Think payment-first. Structure the offer around your target monthly payment, then use buydowns or credits to hit that number.

 

The long view

Even with this dip, Colorado Springs has averaged 5.6% annual appreciation since 1992. Real estate remains a long-term wealth builder, but it moves in cycles. Understanding where we are helps you choose the right move, whether that’s listing now, adjusting timing, or negotiating smartly as a buyer.
